Our experience

BIM allows not only to create detailed 3D models of buildings, but also to identify potential problems at the early stages of design. Our team always uses BIM modeling in projects, which helps to achieve significant cost savings for our clients.

2022. We are contacted by a developer who has already started construction of a residential complex with 2D drawings. During the construction work, an unpleasant “detail” was discovered: numerous design errors that urgently needed to be corrected.


The situation is familiar to many - 2D drawings do not always give a complete picture of the project, which leads to mistakes already at the construction stage.

To protect the residential complex from unplanned expenditures of resources and time, the developer turned to us.

The task: to create a BIM model of the project that would help to clearly visualize all aspects of construction, identify and eliminate errors.

Early detection of problems

Using BIM modeling, we were able to identify several critical errors in the 2D drawings. In particular, the following problems were identified:
● Incorrect location of engineering systems: in the drawings, engineering systems (water supply, ventilation, electricity) were placed without taking into account their actual installation dimensions, which could lead to numerous conflicts between them.
Structural miscalculations: modeling of concrete structures and reinforcement with their detailed quantitative miscalculation allowed us to qualitatively verify design solutions and optimize them.
Incorrect dimensions of the holes in the walls and their number, which could lead to the need to cut new holes in the finished walls.

Optimizing the use of materials

Thanks to BIM modeling, we were able to accurately determine the required amount of materials for construction. This allowed us to reduce the cost of purchasing materials and minimize waste. In addition, accurate calculations helped us avoid cost overruns on materials.

Avoid costly fixes

Among the risks to the budget, errors in the location of holes for utility systems should be highlighted separately. If these errors had not been detected in time, the developer would have had to drill new holes in the already constructed walls, which would have resulted in significant additional costs. On the scale of a single residential complex, such an error increases the developer's costs by 3%, and the construction time can be shifted by a month.

Increase the efficiency of the team

Thanks to BIM, all project participants had access to up-to-date data and could make decisions quickly. The model was used at the construction site along with the drawings, making it easier and faster to understand the context and control the work performed with appropriate notes in the model.

This helped to avoid downtime and save time, and therefore money. Coordination between different specialists was significantly improved, which contributed to more efficient work and reduced risks.
